Booking Terms & Conditions

These terms apply to bookings of the Kensington Host apartment in West Kensington, London W14, made via kensingtonhost.co.uk. By making a booking you agree to them. Your booking is between you (the "Guest") and Kensington Host (the "Host").

1. Making a booking

Select your dates and complete checkout through our booking provider (Lodgify). Your booking is confirmed once payment is received and you receive a confirmation email. The lead guest must be at least 18 years old and is responsible for all members of the party.

Payment is taken securely through Lodgify and Stripe. We do not store your card details.

4. Cancellation & refund policy

Free cancellation if you cancel at least 14 days before check-in — full refund of amounts paid (excluding any non-refundable booking fees).

3–14 days before check-in: 50% refund of the accommodation cost.

Within 3 days of check-in, or no-show: non-refundable.

The security deposit is always refunded in full (subject to no damage). If we have to cancel your booking for reasons within our control, you'll receive a full refund. We recommend travel insurance.

5. Check-in & check-out

Check-in from 3:00 pm; check-out by 10:00 am. Self check-in is via a secure keybox; access details are sent before arrival. Earlier check-in or later check-out may be possible on request, subject to availability.

7. Guest responsibilities & liability

You are responsible for the apartment and its contents during your stay and for any damage caused by you or your party (beyond fair wear and tear). To the extent permitted by law, the Host is not liable for loss, damage or injury except where caused by our negligence. Nothing in these terms limits liability that cannot be excluded by law.

8. Cancellation by the Host

In rare cases (e.g. damage making the apartment unsafe), we may need to cancel. We will give as much notice as possible and provide a full refund of amounts paid.

9. Governing law

These terms are governed by the laws of England and Wales, and disputes are subject to the courts of England and Wales.
